Kennedy Wilson has been tapped to conduct the auction for the remaining 18 units at 5th & Madison

The minimum bid starts at $195,000 for 808 sq ft one-bedroom units on the 17th & 18th floors. Those were previously priced between $399,000 and $415,000. The highest starting bid is $995,000 for a 1,957 sq ft penthouse that was previously listed at $1,995,000.

The auction will be held on March 28, 2010 at the Grand Hyatt Seattle (721 Pine Street) starting at 1:00 PM. Homes can be viewed at 5th & Madison daily from 10:00 AM to 5:00 PM.

As with previous auctions, Kennedy Wilson will be hosting a “How to buy at auction” seminar the week prior on Sunday, March 21st. This is a great way to learn about the auction process and participate in a mock auction. I’ve been to a few of these and they’re sort of fun.

The Seattle condo auction wave continues.

The latest slow-selling project to resort to auction is at 5th Avenue and Madison Street downtown.

Eighteen units will be auctioned off March 28 at the Grand Hyatt Seattle.

Bids will start at $195,000 for one-bedroom units that were originally priced between $399,000 and $899,000. Bids for a two-bedroom penthouse originally listed at nearly $2 million will start at $995,000.

The auction will be handled by Beverly Hills-based Kennedy Wilson. Bidding starts at 1 p.m.

The 5th and Madison condos are inside a 24-story tower in the heart of the financial district that is among Natural Home magazine’s Top 10 green condo projects.

Potential bidders can attend an informational seminar hosted by Kennedy Wilson at the 5th and Madison information office. Seminars will be held at 1 p.m., 1:30 p.m. and 2 p.m. March 25 is the deadline to register for the auction.

5th and Madison Seattle condos head to auction

The remaining 18 condos at the 5th and Madison condo tower in downtown Seattle will be auctioned off on March 28.

The 24-story, 126-unit condo project at Fifth Avenue and Madison Street, across the street from the Seattle central library, opened three years ago. The March 28 condo auction will be held at the Grand Hyatt Seattle and will be coordinated by auctioneer Kennedy Wilson of Beverly Hills, Calif.

Auctioning off remaining condo units is happening more frequently in Seattle. Nineteen condos in the Lumen project in Queen Anne went to auction in July 2009. Developer Schnitzer West LLC auctioned 43 units at the Gallery condo project in Belltown and 40 Brix condominium units on Capitol Hill in September.

5th & Madison condos to be auctioned off

5th & Madison is the latest Seattle condo project to auction off units that haven’t sold.

Eighteen units will be sold at 1 p.m. March 28 at the Grand Hyatt Seattle, 721 Pine St.

Real estate auctioneer Kennedy Wilson touts “huge savings” on the condos, with starting bids of $195,000 for a one-bedroom condo.

The units had been priced from $399,000 to $899,000. The lot includes a two-bedroom penthouse that had been listed for $1.995 million. Bidding for the penthouse will start at $995,000.

The 24-story, steel-and-glass tower was marketed as a “green living” project. Seattle architecture firm Ruffcorn Mott Hinthorne Stine designed the tower to be 20 percent more energy efficient than industry standards.

Turner Construction was the general contractor.

Condo auctions have been common over the last year in Seattle as the market has tanked. At Gallery in Belltown starting bids were as much as 58 percent off the previous price. Dean Jones of Realogics Sotheby’s International Realty said 44 Gallery condos sold at an average of 32 percent off their original list prices.

Boston-based Beacon Capital Partners bought the former Union Bank of California Center in 2004 for $100.7 million. In early 2006, the company began building 5th & Madison on the north side of the site and renovating the office tower.

A year later, Kennedy Wilson and KW Fund I, in a joint venture with RREEF, acquired the office and condo development for $300 million.

The deadline to register for the auction is March 25.

Being “green” implies a commitment to the environment. The term suggests an added effort towards ecologically friendly or sustainable practices. Unfortunately, because of the trend towards this shift in operations, many businesses have gone through “greenwashing,” portraying themselves to be environmentally friendly by simply using the secondary colour as an adjective in their marketing ploys. This is why it is so important to actually look into a company’s operations and practices, and judge whether or not they truly are green.

Salad Creations is a newer entry to the Canadian Quick Service Restaurant (QSR) scene. And as Brenda Bot, president of Salad Creations Canada, puts it, “our mission statement is to be environmentally friendly.” I met with Bot on a chilly winter day at the 437 Yonge Street Salad Creations location. Upon entry, I was immediately struck by the vibe of the bright and chic restaurant. Rich ochre booth backings, vibrant green walls, immaculate stainless steel, haute moderne chairs…

“Every component is recyclable,” says the chipper and confident Bot. “Our build-outs can all be used as aggregates in sustainable efforts.” From the tiles to the whitewashed exposed brick, Bot and her team made a conscious effort from the launch of her franchises to be as (actually) green as possible, ensuring the materials used can all have a secondary life, able to be reincarnated into other forms.

“We all have to be responsible; everyone needs to do their part,” says Bot. What struck me was Bot’s enthusiasm and her commitment to this principle. She speaks about the environmental aspect of her company with the same gusto Roger Ebert exudes while waxing poetic about the year’s top films. Every detail has been analyzed, and if she and her team are able to turn a process more environmental, Bot does not hesitate to implement.

“We don’t need to sacrifice in order to be environmentally conscious,” says the radiant redhead, pointing out that the Salad Creations “experience” includes dining with stainless steel cutlery and reusable bowls. “People applaud our efforts. They appreciate what we are trying to do with our restaurants.”

Salad Creations is currently expanding across the GTA, with plans of nationwide distribution within the next couple years. The chain is also becoming a part of Healthwatch, and will soon be a licensee. Bot sees this as another commitment to her clientele that ensures her restaurants fulfill the need to be transparent about the ingredients in their dishes in order to provide the best possible choices for diners. I applaud Bot and her team for their accomplishments, and have finally found a QSR that goes the extra green mile.
